A new urban landmark emerges in front of Tokyo Station, integrating facilities and programs designed to enhance well-being.

The Tokyo Station Yaesu 1-chome East District Type 1 Urban Redevelopment Project, promoted by Tokyo Tatemono Co., Ltd., is a large-scale redevelopment initiative designated as a National Strategic Special Zone. The district name has been officially decided as TOFROM YAESU.

Within the project, District A will be developed as TOFROM YAESU THE FRONT, while District B will become TOFROM YAESU TOWER. The development integrates a wide range of urban functions, including offices, medical facilities, theater and conference facilities, a bus terminal, retail spaces, and residential units. Through this multifunctional configuration, the project is expected to serve as a gateway to Tokyo as an international city. Completion is scheduled for 2026.

The Concept Behind the Name “TOFROM”

The district name TOFROM YAESU reflects a specific vision behind the project.
“TOFROM” is a coined term combining the English words “TO” and “FROM.” It expresses the idea of creating a place where people, goods, and ideas from across Japan—and beyond, from around the world—come together, connect, and generate diverse forms of value, which are then shared and disseminated outward from this location.

An Exceptional Location Connecting the Yaesu, Nihonbashi, and Kyobashi Areas

TOFROM YAESU is situated in a prime location directly in front of Tokyo Station Yaesu Central Exit, effectively linking the Yaesu, Nihonbashi, and Kyobashi areas—collectively known as the YNK area.

In addition to strong access to major districts within Tokyo, the area benefits from direct transportation networks connecting to regional cities and international airports. Ongoing and planned initiatives—including the undergrounding of the Metropolitan Expressway, the Nihonbashi River revitalization project, the Tokyo Sky Corridor initiative, the Haneda Airport Access Line, and enhanced connectivity between the Tsukuba Express and subway lines—are expected to further enhance accessibility. Through these developments, the area is positioned to function as a key gateway to a district with continued growth potential.

District A: Supporting Daily Life and Business / District B: A 250-Meter-Tall Tower Housing Diverse Facilities

TOFROM YAESU is a large-scale mixed-use redevelopment composed of District A, “TOFROM YAESU THE FRONT,” and District B, “TOFROM YAESU TOWER.”

District A (TOFROM YAESU THE FRONT) is a low- to mid-rise building with 10 floors above ground and 2 basement levels, totaling approximately 12,000 square meters of gross floor area. It accommodates offices, retail spaces, and medical clinics, thereby supporting both everyday life in the surrounding community and business activities.
A Rooftop Terrace is planned on the upper level, offering views over Tokyo Station and serving as a space for refreshment and informal communication.

District B (TOFROM YAESU TOWER) is a high-rise building with 51 floors above ground and 4 basement levels, a gross floor area of approximately 225,000 square meters, and a height of around 250 meters. The tower integrates a wide range of functions, including offices, medical facilities, theater and conference facilities, a bus terminal, retail spaces, and residential units.
The theater and conference facilities, in particular, are expected to position the development as a potential new hub for MICE activities in Tokyo.

Developing a “Well-Being Score” to Enhance Office Worker Well-Being

In contemporary corporate management, the physical and mental health of each employee—commonly referred to as well-being—is widely regarded as closely linked to productivity improvement, talent acquisition, and lower employee turnover.
Against this backdrop, Tokyo Tatemono Co., Ltd. has developed a “Well-Being Score” based on research conducted by its Well-being Lab., under the supervision of preventive medicine researcher Yoshiki Ishikawa.

The Well-Being Score is a tool designed to measure individual well-being, drawing on survey data from 10,000 business professionals as well as academic perspectives.

Through this research, 20 factors contributing to improved well-being—such as health, learning, nature, laughter, and trust—were identified. At TOFROM YAESU, the project aims to enhance office worker well-being by implementing services, functions, and spaces that address these identified factors.

Tokyo Station Area’s First Tiered-Floor Theater and Halls, Providing Functions as a MICE Hub

On the 3rd through 6th floors of TOFROM YAESU TOWER, a theater and conference complex will be operated by Pia Corporation and Congrès Inc..
The facility will include a tiered-floor theater with a seating capacity of approximately 800—the first of its kind in the Tokyo Station area—as well as a flat-floor hall suitable for large-scale exhibitions and lectures, and a range of meeting rooms designed for conferences and networking events.

Through the attraction of performances such as theater productions, musicals, and live music events, the theater and conference facilities aim to establish a cultural transmission hub that addresses the shortage of entertainment venues in the area surrounding Tokyo Station. At the same time, by hosting MICE events, the project seeks to further enhance business exchange functions across the YNK area (Yaesu, Nihonbashi, and Kyobashi), strengthening interaction and collaboration within the district.

Beneath TOFROM YAESU TOWER, Phase 2 of the “Bus Terminal Tokyo Yaesu,” developed by Urban Renaissance Agency (UR), will be in operation. The terminal will serve express bus routes connecting Tokyo Station directly with international airports and regional cities across Japan.

This integration is expected to improve transportation convenience for event participants and visitors. Leveraging its direct connection to Tokyo Station, TOFROM YAESU will also function as an urban transportation hub, supporting smooth intercity and airport access within a compact, city-center setting.

Notable Facilities and Services Supporting Enhanced Well-Being

On the 41st floor, the YAESU SKY LOUNGE will offer panoramic views over Tokyo Bay. The space will include the RE:TREAT Room powered by Upmind, which provides a therapeutic experience using hot spring mist, as well as a cafeteria serving health-conscious menus. These facilities are designed to support relaxation and the physical well-being of office workers.

The shared space Wab., located on the 13th floor, is planned as a multi-functional environment supporting everyday office life. Facilities will include a cafeteria, café and bar, lounge areas, an event kitchen, meeting rooms, private booths, as well as a powder room and a lactation room. Seasonal design elements are also incorporated into the elevator hall.
Services developed in collaboration with various partners are expected to be introduced, such as immune-support food offerings, an “office chano-ma” style relaxation service, ingredients supplied through regenerative agriculture, and lifestyle improvement programs originating from Harvard University research.

A Rooftop Terrace will be installed on the roof of TOFROM YAESU THE FRONT, providing a panoramic view overlooking Tokyo Station. The space is intended for refreshment and informal communication among users.

The high-grade flexible office EXEVIA TOKYO YAESU will offer rental offices and co-working spaces accommodating teams from one to up to 90 people. Facilities will include a reception concierge, lounges, meeting rooms, and private booths, supporting a wide range of working styles.

Facilities and services that contribute to strengthening urban functions and international competitiveness are also planned. At the medical facility Nippon Medical School Yaesu Health Checkup Station, advanced medical services will be provided, with preparedness for medical cooperation during emergencies.
In addition, more than 70 restaurants are planned as part of the commercial facilities, combining Yaesu’s long-established food culture dating back to the Edo period with contemporary trends. An indoor public space, Hinokicho Square, is also planned to generate urban vibrancy and communicate Tokyo’s distinctive appeal.

Conclusion: Can a Strong Commitment to Well-Being Become a Decisive Factor as a MICE Hub?

Scheduled for completion in 2026, TOFROM YAESU integrates a wide range of functions, including offices, medical facilities, theater and conference venues, a bus terminal, retail spaces, and residential units. By connecting people, time, and place, the project is positioned to serve as a new urban landmark that delivers added value both domestically and internationally.

From a MICE perspective, the development demonstrates considerable potential. In addition to theaters and convention facilities, the availability of rental offices, meeting rooms, and co-working spaces provides a comprehensive set of venues for diverse event needs. Its exceptional level of transportation convenience—among the highest in Japan—also distinguishes it from many other MICE destinations.

Furthermore, the project’s thorough approach to well-being, which has become an increasingly important consideration in recent MICE planning, may emerge as a key factor in why TOFROM YAESU is chosen as a venue. How this emphasis on well-being will translate into actual selection by organizers will be an area to watch closely.
